CASE STUDY: San Jose HOA

PROBLEM

An HOA in San Jose was looking for a cost effective way to improve the looks and life of the deteriorating exterior siding of their condominium development. But when the HOA got the estimate from their GC to remove and replace the warped and water damaged T1-11 siding, it was well above their budget.

CHALLENGE

The challenge was to develop a repair approach that would extend the life of the development, improve its appearance, and come within the HOA’s budget.

ASSESSMENT

ABB began an assessment of the property to determine the actual extent of damage from element exposure. The results showed that neither the wall cavity nor framing had suffered water damaged, and that the existing T1-11 siding, though water damaged, was still useable. ABB then created an innovative repair solution that met their budget needs.

THE ABB SOLUTION

Because most of the original siding was still useable, ABB created and implemented an overlaying technique, in which the T1-11 would remain in place and act as a shear wall with a proper shear nailing pattern. In areas where the siding was severely water damaged, it was removed and replaced with 5/8” plywood fill-ins. Double-layered building paper was then laid over the entire shear wall as a weather-proof barrier.

New fiber-cement siding was then installed over the building paper and shear wall. The new siding was properly sealed and painted to prevent intrusion by the elements.

ABB’s innovative solution allowed this HOA to perform their much needed siding replacement project within budget, making their buildings sustainable, solid, and attractive once again.
