Allana Buick & Bers, Inc. (ABB) provided architectural-engineering services to support the replacement of the entire building envelope for an 82 unit condominium complex. Buildings were two-story wood framed construction with wood siding and composition shingle roofs. After previous unsuccessful attempts by the HOA to resolve serious, ongoing problems, ABB was retained by the HOA to provide destructive testing, investigation and report recommendations, design documents, bid documents, bid assistance and construction management.
This project involved complete replacement of the masonite siding with fiber cement siding made by Hardie, replacement of all the composition shingle roofs, and replacement of all windows. Additional issues dealt with seismic strapping of the buildings and construction of new patio fences. The project was funded by a special assessment of the homeowners.
ABB worked closely with the management firm, the contractor and the residents, to communicate closely with the board and residents, to perform these repairs while the buildings remained occupied.
