Allana Buick & Bers, Inc. (ABBAE) was retained to investigate existing conditions and provide remedial repair alternatives related to wood-framed balcony decks at an apartment community in La Jolla, CA.
To evaluate the existing construction of the structure for the purposes of preparing remedial designs, ABBAE met with building maintenance staff and observed limited destructive testing of the surrounding plaster walls.
The decks were originally poorly constructed, allowing moisture to cause dry rot and deteriorate the structure. ABBAE provided three preliminary repair alternatives for the Owner, with the pros and cons of each option. Two options were ultimately selected by the Owner. ABBAE prepared specifications and structural details for both repair options for the Owner.
