Allana Buick & Bers, Inc. (ABBAE) was retained to provide professional services to the Aston at Kaanapali Shores in Lahaina.

The Aston at Kaanapali Shores was built in the 1970’s and contains two nine-story concrete and steel buildings as well as a two-level parking garage. ABBAE’s initial scope included investigation of the existing HVAC and chilled water systems. Recommendations to the client included converting the existing constant volume system to a variable speed system with demand-based, optimization controls.

ABBAE used energy analysis and life cycle cost analysis to determine the economic value associated with the energy efficiency retrofit. This process involved technical investigation and energy modeling, determination of the installation cost, estimates of operations and maintenance costs over time, and an energy financial analysis.

ABBAE was additionally retained by the client to provide remedial design and construction phase services in four phases:

  • Fan Coil Replacement
  • Condensate Drain System Replacement
  • Condenser Piping System Replacement
  • Chiller and Controls Replacement

 

Additional work included structural analysis, concrete investigation, and concrete spall repair throughout the complex. ABBAE provided operational commissioning services on the final phase, replacement of the chiller and system controls.

Features of the project which led to the HECO Energy Award included design of a comprehensive retrofit of the fan coil systems and units, central chiller and controls. The project upgrades resulted in a 35% reduction in building cooling energy costs.
