Allana Buick & Bers, Inc. (ABB) was retained by BRE Properties to conduct a property condition assessment (PCA) of the building envelope, mechanical and electrical systems for an apartment building in Redmond.
Bellaire Place Apartments is a 197-unit complex comprised of two and three-story wood framed buildings. The exterior is vinyl siding, and the roofs are composition asphalt shingles. The complex is just over 20 years old and was seismically retrofitted in 1994. Our report was issued in late 2004.
ABB’s PCA concluded that the siding had an expected life of 25+ years and that the roofs had another five to seven years provided repairs were made. The biggest issue with the property was the condition of the decks, deck beams and columns. Nearly 50% of the decks inspected had visible rot, primarily at the post and beam intersection.
ABB provided design and construction administration services to perform the deck repair, roof repair and interior remodeling.
