Conley Group, An ABBAE Company, was retained by City of Dallas to provide condition assessment, asset management program, and roof asset inventory for Dallas Water Utilities located in Dallas, Texas.

Conley Group was selected to assist DWU with condition assessment, and development of a relational database and Asset Management Program for 232 buildings located at five main plants and 39 remote sites. The roof asset inventory included over 449 roof sections of all roofing types totaling over 1,483,000 SF of roof area including all types of low slope and steep slope roofing systems.. The HVAC system assets included 2605 HVAC units including chillers, DX units, unit heaters, and associated air distribution and control systems.

DWU’s 232 facilities range from large-scale water and wastewater treatment plants to administrative office buildings to remote pump stations and filter buildings. Conley Group and our MEP consultant provided seven two-person assessment crews to extract record construction drawings. as-built data and maintenance records, and to perform on-site verification, data collection, and condition assessments for existing roofing and HVAC systems for assimilation into a Access based relational database, complete with plans, AIMP rating, Five-Year Capital and Expense budgets, preventative maintenance program with schedules, repair parts list (HVAC), and warranty data. The Asset Management Program interfaces with DWU Net Facilities work order/maintenance planning software. The database features an interactive GPS link for mapping and for site access information to remote sites.

Conley Group developed contracting and bid strategy to prepare comprehensive bid documents to secure competitive bids for an integrated roof renovation project for replacement of 14 roof sections on 12 buildings, and roof repairs on 150 buildings.
