Allana Buick & Bers, Inc. (ABBAE) was retained by the Lauriedale Home Owners Association (HOA), representing residents of a 328-unit condominium property in San Mateo, California.
Lauriedale was originally constructed as apartments and converted to condominiums. The 13 residential buildings are wood-framed with T1-11 plywood or wood lap siding. The complex also contains a clubhouse constructed of similar materials.
It was determined that the siding needed to be replaced and the HOA had passed a special assessment to fund this project, based on contractor cost estimates. Previous repair work included roof replacement and recommendations for siding repair.
ABBAE reviewed previous cost estimates and reports, then performed a visual survey of the exterior building envelope conditions of a test building. This included assessment of the siding conditions and damage patterns related to overall building envelope conditions. Structural review of the condition of the framing and random sampling/testing to assist in updating cost estimates and reports were also part of the scope of work.
ABBAE then provided a set of remedial repair/replacement construction documents for competitive bidding, assisted the HOA during the bid phase and provided construction administration and monitoring services.
