Allana Buick & Bers, Inc. (ABBAE) was retained to provide exterior investigation and limited water testing for a large apartment complex in South San Francisco, California.
South City Lights is a four story residential community built over a podium slab with two levels of garage below. A total of six buildings were constructed in a similar manner with 12 residential units per floor, 48 residential units per building. Two of the buildings have common areas which occupy the space of four residential units in each building. There are total of 280 residential units.
Exterior walls of the buildings were finished in exterior cement plaster (stucco) finishes with isolated foam architectural accents. The common use gym and community room at buildings two and three have store front window systems, the residential units have vinyl windows. The roof system was a steep slope with concrete tile assemblies applied to wood roof structural sheathing.
ABBAE’s scope included a visual survey of the exterior conditions, review of plans and detail, limited destructive testing, and water testing. ABBAE surveyed the following systems:
- Exterior stucco systems in parking structure and community use room window system.
- Below-grade waterproofing
- Cracking at garage structural concrete
- Electrical and telecommunication room in the basement
- Residential window and door systems
