Allana Buick & Bers, Inc. (ABBAE) was retained by the property owner to provide expert testimony on construction defects on below-grade waterproofing and leaks.
The Sunnyvale Town Center has four levels of below-grade parking and six stories of commercial office space above. The below-grade structure was shotcrete construction and experienced significant failures.
The scope of work included building leak detection surveys and forensic investigation of the construction defects. ABBAE performed investigation, analysis and preparation of repair details for the below-grade water intrusion, moisture issues, parking area waterproofing and waterproofing of landscape planters in the deck area.
The project developed into one of the largest below-grade waterproofing repairs in the Western U.S. ABBAE also provided Construction Administration and Management for the podium repairs, saving the property owner more than $2.5 million through value engineering.
